How to Calculate Mobile Home Blue Book Values

Mobile home blue book values are largely determined by the market and while people are willing to pay. In order to calculate the value of your mobile home, you’ll need to dedicate some time to studying the market and making comparisons.

Instructions:

1. Look at other similar mobile homes for sale and compare them to yours. This can be a great way to determine your mobile home’s blue book value, but make sure that the other home is very similar to yours in condition and features, otherwise your valuation may be off.  Look in places like your local newspaper and online classified sites like Craigslist.

2. Use an NADA guide to look up the value of your mobile home. NADA guides are very comprehensive in terms of their valuations and they are available at most bookstores and libraries. Their mobile home value guide is also available online at “www.nadaguides.com/Manufactured-Homes/.”

3. Ask a realtor for their opinion. Although realtors don’t generally deal with mobile home sales, they do handle them from time to time and always have their finger on the pulse of the market.

4. Check with your neighbors if you currently live in a mobile home community. They may have a good idea of what your home is worth, especially if they’ve recently purchased a home in your neighborhood.

5. Obtain an appraisal. If you’re having trouble settling on a blue book value for your mobile home, it may be worth your time and money to get an appraisal. By doing this, you’ll know for sure what your home is worth and won’t have to deal with the hassle of attempting to value it yourself.

Tips:

If you feel like you have a good idea of what your mobile home is worth, you can always place it for sale and let the market give you some feedback. If you receive a dramatic response, your valuation may be too low. On the other hand, if you receive an underwhelming response your valuation may be too high for the condition, features, and age of your mobile home.
